Prescott, AZ short-term rental registration

Prescott's registration is the easy part; the operating conditions are what shape the business. Any property offered for rent for twenty-nine consecutive days or less has to be registered with the city first. From there the rules are specific: overnight occupancy is capped at two people aged thirteen and over per bedroom plus two more for the rental, so a three-bedroom house sleeps eight. The local contact person must be able to reach the property in person within forty-five minutes of a complaint, first or fifth. Every stay also needs a written rental agreement.[3]

Prescott vacation rental rules

Prescott requires any property offered for rent for twenty-nine consecutive days or less to be registered with the city first, and then sets the operating conditions that really shape the business. Overnight occupancy is capped at two people aged thirteen or over per bedroom, plus two additional people for the rental, so a three-bedroom vacation rental sleeps a maximum of eight. A local contact person must be able to respond in person at the property within forty-five minutes, to the first complaint and to every one that follows. Before occupancy the owner or the owner's agent enters into a written rental agreement with the guest, and the owner notifies the property owners in immediate proximity on all sides, giving them the name and 24-hour telephone number of that local contact. A transaction privilege tax licence from the Arizona Department of Revenue is required on top.[3]

What Prescott asks of you

  • A local contact person must be able to respond in person at the property within forty-five minutes, to the first complaint and to any that follow.[3]

  • Before occupancy the owner or agent enters into a written rental agreement with the guest.[3]

  • The owner notifies the property owners in immediate proximity on all sides that the property is a vacation rental, giving the name and 24-hour telephone number of the local contact.[3]

  • A transaction privilege tax licence from the Arizona Department of Revenue is required, and the rental collects and remits that tax on its gross income.[3]

What Arizona asks wherever you host

These rules apply at this address whatever the city decides.

  • No Arizona city may prohibit short-term rentals, or restrict them by classification, use or occupancy beyond the closed list the statute sets out.[1]

  • Where a city requires a permit, its fee cannot exceed the actual cost of issuing it or $250, whichever is less, and the application may ask for only six things.[1]

  • A city may require you to notify the adjacent, opposite and diagonally opposite properties before the first booking, and to display the permit number on every advertisement.[1]

  • A stay of under thirty consecutive days falls in the state's transient lodging classification; from thirty consecutive days it does not.[2]
