Why a signed checklist changes the turnover

A cleaner working from memory does an excellent job in a property they know and an inconsistent one everywhere else. The checklist is not about distrust, it is about the order of operations, and about the four items every property has that nobody guesses.

The signature line is the part hosts skip and then wish they had. When a guest reports a stain that was there on arrival, or when you find damage two turnovers later, a signed and dated checklist tells you which turnover it appeared in. Without it, the conversation is two people remembering differently.

Keep it to one page. A checklist that runs to three gets skimmed like any other long document, and a skimmed checklist is worse than none because it creates a false record.

What do I do with the signed checklist?

Keep it with the turnover photos. If a guest reports a problem, you have a dated record of the property's condition when it was handed over, which is the evidence a resolution case runs on.

Can I use this for a cleaning contract?

It is a per-turnover work document, not an agreement. Use it as the scope annex to whatever contract you sign, so the cleaner and you are agreeing about the same list of tasks.
