The 12% applies in the US. Vrbo adds GST to it in Australia and New Zealand. Hosts connected through property management software can pay up to 15% in regions such as Europe.
Booking.com sets commission by country, property type and contract, and publishes no figure. The 15% starting point is a common reference, not a quote.
Occupancy tax is added on the guest side and passed through on all three. Vrbo charges its payment fee on it. Airbnb and Booking.com take no commission on local taxes.

In Florida, Airbnb collects the 6% state tax from the guest and remits it. Some county tourist taxes stay outside that arrangement, so check who files yours.

Use a real booking rather than an average. Fee percentages are flat, but the cleaning fee weighs much more on a two-night stay.

Your cleaning fee

Airbnb applies the service fee to the cleaning fee as well. Hosts who leave it out of their math are short by 15.5% of it every stay.

Check which fee you are on

Open a recent payout. A 15.5% service fee line means you're on the single fee. A 3% line means the split fee, so switch to Keep the same payout and price for the change.

What changes when Airbnb moves you to the single fee

For years Airbnb ran two fee structures side by side. On the split fee, the host pays 3% and the guest pays a separate 14.1% to 16.5% at checkout. On the single fee, the host pays 15.5% and the guest pays nothing on top. Same booking, very different line on your statement.

On July 29, 2026, Airbnb announced it would combine both fees into one 15.5% fee paid by hosts. Hosts using property management software who aren't on it yet switch on October 13, 2026. Airbnb's help center says the split fee will no longer be available once every home host has moved, and that you can't switch back. No date has been published for hosts who price without software.

The switch only costs money if your prices stay put. In Airbnb's own example, a $100 night on the split fee pays the host $97. Listing at $115 on the single fee keeps the $97, and the guest still sees $115. Leave the price at $100 and you earn $84.50. How much does Airbnb take from hosts?

Most hosts pay a single service fee of 15.5% of the booking subtotal, taken from the payout. Hosts still on the split fee pay 3% while the guest pays 14.1% to 16.5%, but Airbnb is phasing that structure out. Listings in Brazil and Mexico pay 16% on the single fee.

Does Airbnb charge its fee on the cleaning fee?

Yes. The service fee applies to the booking subtotal, and the cleaning fee is part of the subtotal. On a $150 cleaning fee at 15.5%, that is $23.25 of the cleaning fee going to Airbnb on every single stay.

Is occupancy tax taken out of my payout?

Not where Airbnb collects and remits it. The tax is added to what the guest pays and sent to the jurisdiction directly. In counties where Airbnb does not remit, you collect it and you owe it, which is a very different cash position.

Which fee structure am I on?

Open a past payout in your transaction history. A service fee line at about 3% of the subtotal means split fee. A line at about 15.5% means the single fee. Airbnb's help center lists hosts who use property management software among those who must be on the single fee.

When does Airbnb switch me to the single fee?

If you use property management software and aren't on the single fee yet, Airbnb switches you on October 13, 2026. Its advice to those hosts is to change prices in the software on that day. Everyone else is moving too: Airbnb says the split fee is being phased out, but it has published no date for hosts without software. Once you're on the single fee, you can't switch back. Bookings made before the switch keep their old fees.

How much should I raise my prices when I switch to the single fee?

If you pay 3% today, raise the nightly rate and the cleaning fee by about 14.8% to keep the same payout. Airbnb's own example takes a $100 night to $115, which still pays the host $97. Your guests see roughly the total they saw before, because Airbnb's guest fee no longer sits on top. The Keep the same payout mode works it out for one booking.

Do Vrbo and Booking.com charge the same way?

No, and neither charges the way Airbnb does. Vrbo's help center lists an all-in 12% commission on the rent and the fees you charge, payment processing included. Booking.com sets its rate by country, property type and the agreement you signed. It publishes no figure anywhere. The table on this page prices the same stay on all three. What reaches your account matters more than the headline percentage.
