Camp Verde short-term rental rules

Camp Verde has no short-term rental ordinance, so the town issues no permit, license or registration for vacation rentals. The Town Code's business license article, Article 9-3, bars doing business within town limits without a license. Its definition of business expressly includes owners who lease three or more residential units. A license runs 12 months. Renewal falls due on the first day of the month it was first issued. Unpaid renewals are canceled after 30 days, and reinstating takes a new application with new fees.[3]

What Camp Verde asks of you

  • Section 311 of the Planning & Zoning Ordinance allows renting an accessory dwelling unit only with an ADU Rental Permit.[4]

  • Old or new, an ADU must pass an inspection before that permit is issued. Building and zoning violations can lead the Director to revoke it.[4]

  • A parcel holds one ADU at most. One parking space is required.[4]

  • The town will not issue a business license until the applicant has a transaction privilege tax number from the Arizona Department of Revenue.[5]

  • Ordinance No. 2026-A513, adopted May 27, 2026, raised the additional tax on transient lodging from 3% to 8%. It amends section 8-447 of the town tax code.[7]

  • The increase does not apply to contracts entered into before the ordinance took effect.[7]

  • The notice of intent, dated March 25, 2026, set July 1, 2026 as the effective date if the council approved. It covered stays of 30 days or less, short term lodging included.[6]

  • That notice put the combined lodging rate at 17.975% under the new rate. The state's share was 5.5%, with 0.825% for Yavapai County.[6]

What Arizona asks wherever you host

These rules apply at this address whatever the city decides.

  • Arizona cities may not ban short-term rentals. A restriction by classification, use or occupancy is allowed only where the statute lists it.[1]

  • A city permit fee is capped at $250, or at the city's actual cost of issuing it if that is lower. The application may ask for six things only.[1]

  • A city may make you notify the adjacent, opposite and diagonally opposite properties before the first booking. It may also require the permit number on every advertisement.[1]

  • Stays shorter than thirty consecutive days are taxed under the state's transient lodging classification. Longer stays fall outside it.[2]
