Apache Junction short-term rental rules

Apache Junction does not require a short-term rental permit. Its business chapter applies instead. Anyone conducting taxable business activity needs a privilege tax license under the city tax code. A person holding that license must also carry a city business license. The basic license costs $50 to obtain, with a $50 renewal. It runs for 12 months from the month it is issued. Before it is granted, the zoning administrator has to confirm the location with a zoning compliance certificate.[3]

What Apache Junction asks of you

  • The code supplement, which includes Ordinance 1573 of December 16, 2025, sets up no permit and no registry for short-term rentals.[3]

  • None of the ordinances adopted between November 18, 2025 and May 19, 2026 concerns rentals.[4]

  • The city tax code levies a tax on hotels. Its definition of a hotel takes in a tourist home or house that lodges transients.[5]

  • A separate section of that tax code adds a further levy on lodging furnished to transients.[5]

  • Taxable business activity calls for a privilege tax license. No business license is issued until the zoning administrator verifies the location.[6]

  • A privilege tax license holder doing taxable business in the city must hold a city business license as well.[7]

  • Licenses are normally displayed at the place of business. That display duty does not apply to someone solely renting real property.[7]

  • The basic business license is $50, and each renewal is another $50. A duplicate or replacement license costs $25.[8]

  • An accessory dwelling unit needs an administrative use permit before it is built. The code lets it operate as a separate long-term rental.[9]

  • A city may make you notify the adjacent, opposite and diagonally opposite properties before the first booking. It may also require the permit number on every advertisement.[1]

  • Stays shorter than thirty consecutive days are taxed under the state's transient lodging classification. Longer stays fall outside it.[2]
