Many Airbnb hosts start with just one property. Management is then a pleasure, almost a hobby. But as soon as you reach 3, 4 or 5 properties, the mental load explodes. Between cross-checking in/out, housekeeping and communication, the temptation to delegate to a concierge service (which often charges a 20% commission) is great.
Yet it's entirely possible to maintain control and maximize income while remaining independent. Here's how some of our users manage their properties with almost industrial efficiency.
1. Automation: Replacing people where possible
Managing 5 homes without a concierge imposes a golden rule: never do the same manual task twice..
- Connected locks:** No more appointments to hand over keys, or physical key boxes that are sometimes insecure. The code is automatically generated and sent to the traveler.
