Twentynine Palms short-term rental license

Twentynine Palms requires a Vacation Home Rental license, plus a city business license, before a property is operated, listed or advertised. The city's page describes a rental of a detached single-family dwelling for no more than 30 consecutive calendar days. Building permits for any remodel must be signed by the City Building Inspector before the safety inspection is called. Owners and agents complete the Vacation Home Rental Education Course. The license is non-transferable, so a sale terminates it. A new owner must apply again. The city's Vacation Home Rental page sets a minimum of two consecutive nights, while the city code requires one.[4]

What Twentynine Palms asks of you

  • Only detached single-family houses qualify. The code excludes any unit attached to another residence, or sharing a common wall with one.[5]

  • Section 19.41.013 limits licenses to 500 detached single-family houses citywide.[5]

  • One person or business entity with financial interest may own five licenses at most.[5]

  • The FY 2026-27 fee schedule sets the application at $345.87. A renewal application costs the same amount.[6]

  • That schedule lists $62.86 for the owner contact sign. A first-year business license costs $123.26, then $44.36 at renewal.[6]

  • The license is renewed every year before its anniversary date. A safety inspection of the house recurs every three years.[5]

  • The city code requires a minimum stay of one consecutive night.[5]

  • The city's Vacation Home Rental page instead describes a minimum of two consecutive nights.[4]

  • The code allows two overnight guests per bedroom, then two additional persons, leaving out children aged 5 or younger.[5]

  • The house needs two off-street parking spaces on site at minimum. Vehicles may never outnumber the on-site spaces.[5]

  • All advertising must include the license number the city issued.[5]

  • Applicants show general liability insurance of $1 million combined single limit.[5]

  • A septic certification dated within one year comes with the first application.[5]

  • Once told of a disturbance, the owner or agent has one hour to act.[5]

  • A single sign shows the 24-hour contact number with the license number. It measures at least 1 square foot, at most 2.[5]

  • Operating without a license draws a warning first. The second violation costs $2,500. The third costs $5,000, then $5,000 per day until rentals stop.[5]

  • A disturbance left unabated costs $500 the first time in any 12-month period. The second penalty is $1,000. The third is $2,000.[5]

  • Owners and agents complete a certified host class before the license is issued. The renewals FAQ prices the training session at $65, with a certificate good for three years.[8]

  • The city gives approximately ninety days as its current processing time for an application.[7]
