Hunter, NY short-term rental permit
Hunter's rule covers the town outside its two incorporated villages, Hunter and Tannersville. Inside them, the town law does not apply. Weddings and corporate events are barred unless the Planning Board approves them through site plan review.[6]

Hunter NY short-term rental permit
Hunter charges a nonrefundable $175 application fee for a short-term rental permit, plus $175 for the fire inspection. The permit fee itself depends on bedrooms, from $250 for a studio or one bedroom to $1,150 for ten. Each bedroom beyond ten adds $100. A reinspection costs $75, needed only when the first visit calls for changes. Homes with more than five bedrooms go through site plan review first.[8]

Local Law 2 of 2023 passed the Town Board on June 27, 2023. The state recorded its filing on July 6, 2023.[7]
Enforcement was deferred 180 days from the effective date, so the code officer could process applications.[6]
No owner may rent without a revocable permit. It lasts one year, and a new owner must file a fresh application.[6]
Each permitted property also passes a fire and safety inspection on top of the application review.[5]
Every advertisement for the rental displays the permit number.[6]
The permit, the occupancy limit and the parking limit hang inside, near the front entrance.[6]
Overnight occupancy is two per bedroom plus two, so a four-bedroom home sleeps ten.[6]
A unit able to hold more than 11 occupants needs site plan approval from the Planning Board.[6]
Each bedroom allows one vehicle, parked off the road on a space of at least 9 by 20 feet.[6]
Coverage must equal the dwelling's value plus $300,000 for third-party claims of injury or property damage.[6]
Trash goes in bear-proof containers with tight covers, collected weekly during rentals.[6]
Section 3 of the law has the permit renewed up to 90 days before it expires.[6]
Section 10 asks for the renewal application 30 days before expiration, with a new inspection.[6]
The town's application form tells owners to renew within 3 months before the expiration date.[9]
The law gives the contact person two hours to answer the town, and that person stays reachable around the clock.[6]
When a complaint comes in, the same law allows sixty minutes for a response.[6]
On the emergency contact form, that person agrees to respond within one hour.[9]
From 10:00 p.m., the town noise ordinance sets strict limits that the permit tells guests to respect. Those limits lift at 7:00 a.m.[6]
A first offense is fined $350 to $1,000. A second within five years costs $1,000 to $3,000. Each week of violation counts as a new one.[6]
A revoked permit keeps every owner of the property from getting another one for a year.[6]
The application form asks for the property owner's name and states that LLCs are not accepted.[9]

Short-term stays have carried sales tax since March 1, 2025. When a platform takes the booking, the platform charges that tax and remits it.[2]
Local control stays with cities, towns and villages, which can set operating rules. A local law can also ban short-term rentals outright.[1]
