Airbnb essentials checklist: what every listing needs, room by room

Airbnb's "Essentials" amenity is a specific promise: towels, bed sheets, soap, toilet paper and pillows. Check the box and every guest expects them. The full setup list is longer, and the things guests dock a star for are rarely on the marketing lists. This is the list hosts actually shop from, with quantities for a two-bedroom that sleeps four.

What Airbnb means by Essentials

In the amenities section of a listing, Essentials is one checkbox that stands for five items: towels, bed sheets, soap, toilet paper and pillows. Guests filter on it and assume it. If any of the five is missing on arrival, the review will say so, and the cleanliness or accuracy sub-rating will carry it.

Everything below builds on that baseline.

The items guests complain about when missing

Before the room-by-room list, the short list of things that generate messages and 4-star reviews out of all proportion to their cost.

A working Wi-Fi password, printed and visible. A WiFi sign with a QR code ends this one permanently.

Enough toilet paper for the whole stay, not one roll per bathroom. A four-night stay for four people goes through more than most hosts leave.

Blackout curtains or blinds in every bedroom. Guests who travel for work rate sleep first.

A place to hang wet towels, a plunger in every bathroom, and a trash can with a lid in the kitchen. None of these is glamorous. All three show up in reviews.

Basic kitchen tools that actually cut and open things: a sharp knife, a can opener, a corkscrew. A drawer of dull knives is a classic complaint.

Room-by-room checklist, two-bedroom sleeping four

Quantities are for a normal turnover with a cleaner between stays. Add a second set of linen so the cleaner is never waiting on the dryer.

Bedrooms (each)

• 2 sets of sheets per bed, white
• 2 pillows per sleeper, plus 1 spare in the closet
• Duvet or blanket with a washable cover, plus a spare blanket
• Mattress protector
• Blackout curtains or blinds
• Bedside lamp and a reachable outlet or USB charger on each side
• Hangers, at least 10, and a luggage rack or clear floor space
• Closet or drawer space that is empty

Bathrooms (each)

• 2 bath towels and 1 hand towel per guest, plus washcloths
• Bath mat
• Toilet paper: 2 rolls in place, 6 in the cabinet
• Hand soap, body wash, shampoo, conditioner
• Hair dryer
• Plunger and toilet brush
• Trash can with liner
• Hooks or a bar for wet towels

Kitchen

• Plates, bowls, glasses, mugs: 8 of each for a sleeps-four
• Cutlery for 8
• Sharp chef's knife, paring knife, cutting board
• Pots and pans: one large pot, one saucepan, one skillet, one baking sheet
• Can opener, corkscrew, bottle opener, spatula, tongs, serving spoon
• Coffee maker with the right filters or pods, kettle
• Dish soap, sponge, dish towels, dishwasher pods if there is a dishwasher
• Paper towels, trash bags, a trash can with a lid
• Salt, pepper, cooking oil
• Fire extinguisher within reach of the stove

Living room

• Seating for the full guest count
• TV with the streaming apps signed out and a one-line instruction card
• Remote controls labeled
• Throw blanket
• Working lamps, no dead bulbs

Entry and safety

• Smart lock or lockbox, with a backup key in the lockbox
• Smoke detectors on every level and carbon monoxide detector near sleeping areas, tested at each turnover
• First aid kit
• Flashlight
• A printed house rules sign and a digital guidebook QR code

Laundry and cleaning closet

• Vacuum, broom, mop
• Spare linen set per bed and spare towel set per guest
• Laundry detergent if guests can use the machines
• Iron and board, or a steamer

Outdoor, if any

• Outdoor seating for the guest count
• Grill with a full propane tank or charcoal, plus tools and a cover
• Exterior lighting on a timer or sensor
• Hose, and a stated rule about the pool or hot tub

What to skip

A welcome basket beats a decorative bowl of fake fruit. Six throw pillows on a bed are six things the guest puts on the floor. Personal photos, religious items and anything fragile enough to become a damage claim belong at home. Sparse and complete beats styled and missing something.

The Airbnb amenities list is a search filter, not a description

The checklist above is what you put in the property. The amenities list is what you declare in the listing, and the two are not the same job.

Airbnb sorts its amenities into twelve categories. Basics, bathroom, bedroom and laundry, entertainment, family, heating and cooling, home safety, internet and office, kitchen and dining, location features, outdoor, parking and facilities. Its help page on adding amenities, read on September 11, 2026, publishes no total count, so work from the categories.

The line that matters on that page is this one: many guests filter search results by amenities. A filter is binary. A crib you own but never declared does not exist, and the family searching for one never sees your listing at all.

So the amenities checklist to run before you publish is short, and it is about declaring rather than buying.

• Walk the property with the listing editor open and check everything you actually have.
• Check the filters people use on purpose: free parking, workspace, air conditioning, washer, crib, EV charger, pets allowed.
• Add the detail Airbnb asks for afterwards, such as whether the grill runs on gas or charcoal.
• Uncheck anything seasonal that is currently unavailable, because a declared amenity a guest cannot use is a review.

Do not check Essentials unless you stock it

Essentials is one amenity with five items behind it, spelled out on Airbnb's page about essential amenities. Toilet paper, soap for hands and body, one towel per guest, one pillow per guest, linens for each guest bed.

That page also carries the only real penalty in this article. Listings that select the essential amenities option without providing the items may face penalties, up to removal from Airbnb.
