Sky Valley, GA short-term rental license

Sky Valley's zoning ordinance, adopted January 14, 2025, permits nightly rentals of less than seven days in three districts. They are Single-Family Residential, Mixed Residential and Resort Commercial. The Commercial and Municipal district does not permit them, nor does the Maintenance district.[8]

Sky Valley GA short-term rental license

Sky Valley makes it unlawful to rent a short-term rental without an occupational license for that property, under Chapter 41 of its code. The license runs one year from issuance. Renewal goes to the city clerk before it expires. A lapsed license means starting over with a new application. The license stays with its owner and address, so a sale requires a new one. Before issuance, the owner certifies that the home meets NFPA 101, the Life Safety Code.[5]

What Sky Valley asks of you

  • The fee schedule in effect since October 1, 2023 charges $300 for the initial license and application. Each annual renewal costs another $300.[7]

  • Owners apply through the city's short-term rental portal, where they create an account.[6]

  • Long-term rentals of seven days or more remain permitted in the Maintenance district.[8]

  • Overnight occupancy follows the International Codes the city has adopted. Going over it lets police remove the extra occupants.[5]

  • A complaint leads to a notice to the owner, who visits the rental and restores compliance within seven days.[5]

  • Renters may not occupy the home while a safety violation puts them at elevated risk.[5]

  • A fire or life safety violation suspends the license.[5]

  • After a hearing, the city council may fine the owner or revoke the license.[5]

  • Decisions of the council or the municipal court can be appealed to the Superior Court of Rabun County.[5]

  • The application lists every website advertising the home. It also asks for the number of legal bedrooms.[9]

  • The 911 house number goes on a separate post or sign at the street. It stands three to five feet high, within ten feet of the driveway.[9]

  • The owner posts the city's information sheet in a conspicuous spot on the property.[9]

  • The sheet carries the license number next to the owner's phone number.[10]

  • That sheet puts quiet hours in force from 10:00 p.m. They end at 7:00 a.m.[10]

  • Pets stay on a leash at all times. Vehicles use designated spots, never the road.[10]

What Georgia asks wherever you host

These rules apply at this address whatever the city decides.

  • On stays booked through a platform acting as marketplace innkeeper, the platform collects Georgia's $5 State Hotel-Motel Fee for you. The charge applies to each night up to the 30th of a continuous stay.[1]

  • Your city or county picks the rate of its hotel-motel tax. An ordinance alone can set 1 to 3% or 5%, while 6 to 8% takes a local act of the General Assembly.[2]

  • Since July 1, 2026, a paid property manager who runs your rental through a hosting platform must complete yearly anti-trafficking training. Self-managed rentals are exempt, as are those offered under 15 days a year.[3]
