Ponce Inlet short-term rental rules

Ponce Inlet defines a short-term rental as a rental period of less than twenty-eight consecutive days, and prohibits short-term rental of single-family dwellings anywhere in the town. Only ten condominium properties are zoned to allow it: Southpoint at 4453 S. Atlantic Avenue, Towers 1 to 6 at 4525 to 4575 S. Atlantic Avenue, Lighthouse Shores at 4745, Antigua at 4757 and Martinique at 4767. Owners in those buildings still need a town rental permit, which costs $500 a year in application fees, plus a rental property maintenance inspection between $175 and $325 and, for short-term rentals only, an extra $50 fire inspection. Every permit expires on 30 September and has to be renewed by 1 October, with a $100 penalty for late renewal. A building's own governing documents can restrict rentals further, whatever the town permit says.[6]

  • Florida licenses vacation rentals itself. A house, townhouse or unit in a building of four units or fewer is licensed as a dwelling, a unit in a condominium or cooperative as a condominium, and the licence costs $150 plus $10 per rental unit plus a $10 hospitality education fee.[2]

  • A city cannot ban vacation rentals, nor regulate how long or how often you rent, unless its ordinance was already on the books on June 1, 2011. Ordinances adopted before that date survive untouched, which is why two neighbouring Florida towns can sit at opposite ends of the scale.[1]

  • State sales tax is due on every rental of six months or less. A bona fide written lease for more than six months of continuous residence is exempt, and so is the seventh month onward once a guest has stayed and paid for six.[3]
