Pine Mountain GA short-term rental rules

Pine Mountain allows a short-term vacation rental only as a conditional use, so the owner applies for a conditional use permit before a public hearing. The applicant posts a sign announcing the application. Adjacent owners are notified by mail. Each house used this way needs a Town of Pine Mountain business license and proof of insurance. A rental agent or local contact is kept on file at city hall. The same contact is posted inside the home.[5]

What Pine Mountain asks of you

  • Article V, Section 10 lists A-1, R-1 and R-2 as districts for the use. C-1 completes its list.[5]

  • The table of uses in the same ordinance lists six districts, with C-2 and Resort added.[5]

  • In a Resort district, the resort's own policies or covenants govern rental requirements.[5]

  • The rental is limited to housing. Running any other business from the home is prohibited.[5]

  • The house meets its district's minimum lot size, maximum lot coverage and setback requirements.[5]

  • Lighting may not illuminate a neighboring home beyond a normal residential level.[5]

  • The table of uses calls for one parking space per unit.[5]

  • Violating the zoning ordinance is a misdemeanor. The municipal court can impose a fine of up to $500, up to 60 days in jail, or both.[5]

  • Each day a zoning violation continues counts as a new offense.[5]

  • The town issues no business license until the Harris County inspector has checked the business and its premises.[6]

  • A business license expires on December 31 of the year it is issued. Renewal applications are due by January 15.[7]

  • Your city or county picks the rate of its hotel-motel tax. An ordinance alone can set 1 to 3% or 5%, while 6 to 8% takes a local act of the General Assembly.[2]

  • Since July 1, 2026, a paid property manager who runs your rental through a hosting platform must complete yearly anti-trafficking training. Self-managed rentals are exempt, as are those offered under 15 days a year.[3]
