Grand Isle short-term rental rules

Grand Isle has no short-term rental permit. Its rules come from the zoning code and Louisiana tax law. The zoning appendix permits single-family dwellings from R-1 to R-4, and apartment motels in R-4. Renting is banned in R-7 recreational vehicle subdivisions. Guests pay Louisiana's 5% state sales tax on rooms. Jefferson Parish adds 3.75% local sales tax on hotel and motel room rentals.[4]

  • Grand Isle's zoning appendix sets up no short-term rental permit, in the September 14, 2026 version posted on Municode.[4]

  • The R-1 preservation district permits single-family dwellings, agriculture and parks. R-2 adds multifamily dwellings. R-3 adds home occupations and mobile homes.[4]

  • R-4 also permits apartment motels, which the code defines as an inn or group of cabins for paying guests.[4]

  • Section 3.1403 bans renting property in R-7 recreational vehicle subdivisions, whether short term or long term.[4]

  • Under Section 1.809, recreational vehicles may not be used as a rental unit. Owners who break the RV rules face a fine of up to $500 and up to 30 days in jail.[4]

  • Section 22-31 levies a yearly occupational license tax on each business conducted within town limits.[5]

  • The town's license schedules name businesses renting, leasing or licensing immovable property. The lowest yearly license is $50.[5]

  • For sales tax, Louisiana treats a residence rented to transient guests as a hotel, whether it is a house, a camp or a condominium. Month-to-month leases fall outside that definition.[1]

  • The state charges 5% on a rented room through December 31, 2029. In Orleans and Jefferson parishes, it drops to 3% only at locations with at least 10 rooms.[2]

  • Under R.S. 47:340.1, a booking platform is an accommodations intermediary that collects state and local sales tax on its stays. From January 1, 2026, it also remits hotel and motel occupancy taxes.[3]
