Outside Avon's Town Core, a property may hold Full licenses for 15% of its residential units, rounded up and never fewer than one. Limited and Resident Occupied licenses face no such cap. A Limited license allows 42 rental nights during its 365-day term.[8]

Avon short-term rental license

Avon requires a short-term rental license, obtained through MuniRevs, before a home is rented for fewer than 30 days. First check that the property sits in the Short Term Rental Overlay or the Town Core. In the overlay outside the core, Full licenses stop at 15% of dwelling units. The annual fee depends on the license type. Every advertisement must show the short-term rental business license number. Licensees collect and remit 10% of the rent to the town. That covers 4% sales tax, 4% accommodations tax and 2% for community housing.[3]

What Avon asks of you

  • The short-term rental license stands in for the business license of a residential unit. Operating without a current one breaks the business license chapter.[8]

  • Short-term rentals are permitted in the Short Term Rental Overlay district. Inside the Town Core, they are allowed in every zone district.[9]

  • No unit deed restricted for affordable housing or for full-time residential use may be rented short term.[9]

  • Avon issues three license types: Full, Limited and Resident Occupied. A Full license allows an unlimited number of nights while it is active.[4]

  • Stays longer than 30 consecutive nights do not count toward the 42 nights of a Limited license.[8]

  • A Resident Occupied license covers rooms in a primary residence, never the whole home. The designated resident must be physically there for part of every day guests stay.[8]

  • The town's license sheet describes that resident as living there at least eight months a year.[4]

  • A studio pays $350 for a Full or Limited license. Each extra bedroom adds $50, with $500 as the ceiling from four bedrooms up.[8]

  • A Resident Occupied license costs $150. Front desk or time share properties pay $250, plus $25 per bedroom used for short-term rental.[8]

  • The town's license report of August 28, 2026 shows Sunridge, with 198 units, out of Full licenses. Liftview, with 165 units, still had six.[5]

  • A renewal not completed and paid within 30 days of expiration terminates the license.[3]

  • A management contact answers renters within four hours by phone or email. Someone must be able to show up in person within 24 hours.[8]

  • Occupancy stops at two persons per bedroom and loft area, plus two.[8]

  • Each license needs a legal off-street parking space, with trash and recycling service provided on the property.[8]

  • After 10:00 p.m., noise that disturbs neighbors is off limits. The ban runs until 8:00 a.m., and hosts must tell renters about it.[8]

  • Wood-burning fireplaces, stoves and chimneys are cleaned every year.[8]

  • The town warns that rentals posing challenges to human and bear safety will lose their STR license.[3]

  • The municipal code requires every advertisement to display the number as 'Avon STR License No.' followed by the number.[8]

  • The town's short-term rental page gives the wording as 'Avon Business License No.' followed by the number.[3]

  • Each day a violation continues is a separate civil infraction under the business license chapter. Unpaid sales or accommodations tax is a ground for revoking the license.[8]

  • The court can fine up to $2,650 per infraction. A repeat within 365 days carries a minimum of $300, and a third one at least $600.[10]
